West Michigan Real Estate Market Update | June 2026
 

The June housing market continues to show that demand remains strong across West Michigan, even as inventory stays historically low.
 

In Greater Kalamazoo, the median home price increased to $301,000, up 1.4% from last year. Homes are selling faster, averaging just 21 days on the market, while inventory has dropped to 1.5 months, creating favorable conditions for sellers.
 

The Greater Grand Rapids market remains highly competitive. Although home prices have risen modestly to $379,900, available listings have decreased by more than 40% compared to last year. With just 1.1 months of inventory, well-priced homes continue to attract strong buyer interest.
 

Greater Battle Creek experienced the strongest price growth among the three markets. Median home prices climbed 11% year-over-year to $233,000. While buyers have more homes to choose from than they did a year ago, inventory is still well below a balanced market, offering opportunities for both buyers and sellers.


What This Means

Across all three markets, inventory remains below the 4–6 months typically considered a balanced market. That means sellers continue to benefit from limited competition, while buyers should be prepared to move quickly when the right home becomes available.
